The Large Stone Houses of Raron

Raron lies on the right-hand flank of the Rhone valley at the entrance to the Bietschtal. According to the Historical Dictionary of Switzerland, the large stone houses, such as the Maxenhaus and the Zmilacherhaus, bear witness to the wealth of the Raron burghers in the 17th and 18th centuries.

In such old building fabric, I expect gaps in the masonry and cellar entrances that are no longer sealed. Rodents and cockroaches find more uncontrolled entry points there than in a sealed new build.

The First Inspection

When I assess a property in Raron, I look at old cellar entrances and gaps in the masonry on the very first inspection, not only at the follow-up check. The building and zoning regulations (Baureglement) explicitly classify vineyards as priority 1 agricultural zone (Art. 70). If a house borders vineyards or other agricultural land, I also check that side of the building envelope.

If I find an entry point, sealing it becomes more involved than in a purely new-build area. Identifying the species and carrying out the treatment itself follow the same process as any other Pest control in Upper Valais.

Raron and St. German Assessed Separately

Raron at 638 metres and St. German at 757 metres are two separate parts of the municipality. A blanket statement for the whole municipality is no substitute for an on-site assessment, so I judge each house individually. In the neighbouring village I set different priorities, see Pest control Steg-Hohtenn.

Process

Process for Old Buildings in Raron

01

Find the Old Entry Points

For the old stone houses, I check cellar entrances and gaps in the masonry first.

02

Check Adjoining Land

If the house borders vineyards or other agricultural land, I also look at that side.

03

Plan for Sealing

If the finding is confirmed, I allow more time for sealing than for a sealed new build.
